May 2017 – Dandenong North Market Update

The demand for homes in Dandenong North has remained steady over the last month resulting in stable property prices. As was the case in April, the month of May did not produce a significant growth spurt besides the occasional result. Throughout the last month our office sold three homes in Dandenong North with the standout sale being 14 Kandra Street, Dandenong North which smashed the street record by $21,000 and sold for a hefty $621,000. Once again we have been finding that homes which are currently sitting around the $600,000 value are producing far greater interest than homes well above $600,000 largely contributed by first home buyer interest.
Another great result achieved by our sales team in the last month was the sale of 1/19 Jeffrey Street, Dandenong North which pulled in $466,500 at the auction. This property was a 55 year old weatherboard dwelling which had been subdivided with a unit built in the rear yard. With similar homes selling in the range of $430,000 to $450,000 in the local area, the price of $466,500 was largely contributed to the owner taking our advice on staging the property for sale and arranging an interior stylist to hire furniture and present the property at its best. The initial investment of nearly $2000 by the owner was well recovered with a return of at least $20,000 to $30,000 in sale value to the owner. The process of property staging/styling is something we strongly recommend for empty homes or properties which may be confined with space as it gives prospective buyers an opportunity to imagine themselves living in the home and therefore drives them to buy emotionally as opposed to logically.
